A Taste of Signature Living at Jumeirah Golf Estates

Development offers the choicest residence with the stunning golf course views.

For those who consider the sport of golf to be their way of life, an ideal residential villa community to consider will be the Jumeirah Golf Estate (JGE) in Dubai. Located in Jebel Ali District, adjacent to Sheikh Mohammed bin Zayed road, this extremely prestigious gold development is surrounded by other popular residential communities like The Green Community, Dubai Sports City, Arabian Ranches and Jumeirah Village.

A congregation of Mediterranean – themed villas amidst breathtaking landscaping enclosed within a secure and granted community aptly describes the up market JGE.

The entire project has been planned in four phases. Phase A is ready while Phase B, C, and D will be developed in due course. Phase A is a collection of 13 planned residential communities with over 1,000 villa properties ranging from three to six bedrooms. Seventy – five percent of the properties face the golf courses, while the smaller section faces lakes and green patches.

The golf courses (each designed by a professional golfer) have been further divided into four distinct themes representing elements of life namely; Fire, Earth, Wind and Water. The Fire theme course and villas depict vibrant colors such as brown and gold, while the Earth theme features fountains. International golf tournaments like the Dubai Masters are often hosted on the Earth course.  The Wind and Water courses are under construction, just like the other phases of the golf estates.

Right in the heart of the Earth and Fire courses is the recently inaugurated clubhouse which aims to provide world- class leisure facilities as well as food and beverage options to residents and visitors.  Close to the clubhouse is the Country Club which houses a very large swimming pool. Green parks are scattered all over the development with a large children’s play area within the clubhouse itself.

It has been planned that JGE will have its own community center to cater to the day –to –day needs of its residents. However, for the time being, residents have access to the entire development in the adjoining Motor City, which houses the largest Spinneys in Dubai. Talks of a mall in the vicinity of the project are also underway.

Teeing Off at Jumeirah Golf Estates (JGE)

When you are ranked the number three golfer in the world, there’s only one
place to own a home in Dubai – Henrik Stenson invites us in…

When world number three golfer Henrik Stenson looks for a home, it’s only natural that it’s not going to be far from a golf course. Fortunately, as brand ambassador for Jumeirah Golf Estates (JGE), it didn’t
take long for him to find the perfect Dubai residence. “Given what I do, spending most of my time playing
and practising, you want to be near a golf course and here at JGE you have that luxury; says Stenson in an exclusive interview with PW. “You car enjoy the golf and the life- style at the same time. “There are a lot of gooe master communities around the world and this is obviously one of them,” adds tlu Swedish golfer. “It is a place you don’t really need tf leave. You have everything choose from, which include Redwood, Flame Tree Ridge and Whispering Pines, all with different architectural styles and views of both the Earth and Fire Courses, which were designed by Greg Norman. High standards Stenson’s property is a Mediterranean-style four- bedroom villa plus study in Flame Tree Ridge. It’s due to be handed over soon and comes with a Poggenpohl kitchen, Miele appliances, Bang & Olufsen audio and video systems and landscaped gardens, which are standard for all Flame Tree Ridge villas. The price for a similar property is about Dh18 million. “I don’t spend nearly as much time as I used to in Dubai,” says Stenson. “My
base has moved a little bit from Dubai to the US, where I play the majority of my golf, but it’s always good to come back here. “I have lots of friends here and, because I made Dubai my home for almost ten years, the connection is still strong. I have had some great times and some great successes on the golf course here. I have had a lot of good fun times and I got married down here.”

Stenson says the golfing facilities at JGE are first class. “For anyone who is serious about golf, the practice facilities are great. We have two good golf courses and the European Tour Performance [Institute] on the other side of the range, which offers anything you’d like in terms of game improvement and working on your skills to become a better player. You see a lot of tour players making stops here before the season starts, or on the way to some of the tournaments around the word.
“It’s a frequently visited spot for some of the best players in the world. And if you are just a regular weekend golfer, you definitely have everything you need.

Prime Property now a bargain

When buying premium property, buyers’ lifestyles play a major role in influencing their selections. Rajiv Ghanekar, Associate Director at Fine and Country Real Estate in the UAE, points out that in Dubai, the demand for luxury mansions is far more than that for penthouses. “The demand for premium homes can visibly spiral upwards if the mortgage cap is elevated to Dh12 million Dh15 million in the luxury segment,” he says. The current mortgage cap for properties worth more than Dh5 million is 65 per cent for expats and 70 per cent for UAE nationals. Furthermore, luxury villas in the city are more popular because of the wider choice in location and the availability of themed communities, adds Ghanekar.

Rajiv Ghanekar Associate Director, Fine and Country Real Estate Then there are larger builtup spaces and the option of bigger plots for leisure and guest entertainment that also attract buyers. Other factors such as lower maintenance and service fees, ease of customisation and privacy add value as well.
Ghanekar says that luxury can be interpreted in different ways, all of which are correct from buyers’ per- spectives. He cites a few examples: luxury could mean an intelligent space a smart home equipped with modern technology and remote-controlled systems. Luxury could be about life-style for instance, a gated
community with a limited number of mansions over looking a polo field or a premium golf course. It could also be about space customised villas or penthouses with generous outdoor space, open-air decks for entertainment, a basement large enough to accommodate a gym or private theatre and fleet parking arrangement. Or it could mean convenience – master planned communities in the city designed taking into account the smallest needs such as having supermarkets, pharmacies, community centres, recreation facilities, schools, nurseries and clinics in close proximity.

No matter which of these categories it falls under, the luxury property is a scarce commodity, which will experience steady demand.
